Here are a few of the steps I follow in assuring that my clients get the best representation. There may be more methods I follow depending on your unique situation:
- Exhaustively search the Multiple Listing Service in the desired area and make a list of all the properties that may fit your parameters. Then narrow down the list by reviewing each property. Finally, review the list with you and further shorten the list, leaving a handful of the most desirable properties. These properties will then be further documented and subjected to my Comparative Market Analysis.
- Compare your criteria with the MLS at least daily to make sure that it is updated. New MLS listings will be compared against the criteria and inactive ones will be dropped.
- Talk with other agents who are familiar with the area to find out if they are aware of any listings that are either withheld from the MLS or may be coming on the market.
- Send inquiry letters to the owners of properties that fit your criteria to see if anyone will be interested in selling since they have a willing buyer at hand.
- Search local newspapers, the Internet and other media to see if there are other properties that are on the market that may fit your criteria.
- Be in touch with the listing agents of the properties to be updated on any change in status, offers taken etc. on the properties that are of your interest.
- I may also use other methods of search that fit each unique situation And throughout the entire process I will answer any questions or concerns you may have throughout the search and buying process. When we submit a bid, I will hand deliver it to the agent and make sure we have an offer that is acceptable.
